As we are nearing the end of the renovation of our premises, the building must be cleared to finish the internal works. We are aiming to complete by the autumn of 2017. We have been restoring 252 Chester Road, in earnest, for the last three years. The top two floors have been converted into two beautiful apartments, stuffed full with salvaged goodies, which have been sourced by the Insitu team. The final phase of the renovation will allow them to be occupied, and the rest of the building to continue on for another 100 years.
The Italianate style Grade II listed Grand Victorian building, originally built as The Commercial Hotel, has stood firm through the many changes that Manchester has seen. As one of the few historic buildings left in the area, we have worked to restore it to its very best. It will be business as usual for Insitu whilst the building works occur, just in a more limited fashion for a while.

Pricing
Rough estimates are listed in the catalogue which is available online or as a printed copy, from our shop. These prices are based on our past experience, similar sales, and Insitu’s desire to have a proper auction, which will guarantee that the shop is cleared! As we are running the auction in conjunction with Warrington Auctions, Insitu is standing the fees, which means there will be no Buyers premium. This will definitely help the domestic and private buyers. Just a small percentage fee is payable if you bid online. However, we still will have to add our 20% VAT to the hammer price.
How Auctions Work
On the premises
The auction is to be held in what was the former function room of the pub on the first floor and the sale is available to view from the 1st July, so come on down and view the auction.
Three ways to bid
Commission bid: If you can’t make it on the day, you can leave commission bids. Leave the maximum price you want to pay, and the auctioneer will bid up to your price. They will not start at your max price!
Bid in person: Come on the day of the auction and register, pick up a bidding card and watch the auction.
Online bidding: Register online at the-saleroom.com and you can bid anywhere with decent Internet access. The auction will be advertised under the auctioneer’s name, Warrington Auctions. You need to register before hand, ideally a few days in advance, which will leave you plenty of time on the day to smoothly log in when you need to. If you haven’t bid online before, it’s quite exciting! There will be a live audio and video link to the premises as the auction takes place live.
The lots will go through at about 100 lots an hour, so you can time your visit, if you want to, according to when your lot(s) come along. All funds must be cleared before removal. Cash, debit and credit cards are accepted. Porters will be on hand to help move and load.
Viewing
Viewing will start on Saturday 1st July at 10 am and will carry on everyday, including Sunday 2nd July, right up until the Auction. Late night viewing Thursday 6th and Friday 7th June.

Car Parking
We have arranged with Chesterfield Couture and Valitus Ltd, to use their car parks which are located on Thorncross Close, just off Ellesmere Street, which is right behind the shop (highlighted with a red box on the map below). Some street parking is also available.
Refreshments
Tea, coffee, wine and fruit juices are available on auction days, with a selection of wholesome food.
Delivery
A delivery service is available. We use our own vans locally but can also arrange for national deliveries. Prices available on application.
